Hard water is the whole story.

The mineral content in Mohave County water builds scale on the bottom of a tank and eats the anode rod that is supposed to protect the liner. Once the anode is gone, the tank itself starts corroding, and that is the failure that floods a garage or an attic. Nationally people quote 10 to 15 years for a water heater. Here, 8 to 12 is more honest, and less than that if it has never been flushed.

Because we are licensed for it, a water heater is not a separate trade call for you. We handle tank and tankless, gas and electric, repair and full replacement — including the attic and closet installs that are common in this area and unpleasant to work in.

The two things that actually extend tank life are flushing the sediment and replacing the anode rod before it is gone. Both are cheap. Neither gets done on most water heaters we open up.

On tankless, hard water is the same enemy in a different place — scale on the heat exchanger. Descaling on a schedule is the difference between a tankless unit that lasts twenty years and one that starts throwing error codes in five.

Flushing & Anode Rod Service

The two cheap jobs that add years. Sediment flush and anode rod replacement, done before the tank starts leaking.

Sediment on the bottom of a tank insulates the burner from the water, which wastes gas and overheats the steel. A spent anode rod means the tank itself is next. Both are maintenance items and both are routinely skipped.

Commercial diagnostics are $155 with a one-hour minimum. You get the number before anyone opens a panel. We install Trane, quoted in three tiers side by side.

Questions we get asked

How long should a water heater last here?

8 to 12 years is realistic on Mohave County water, less if it has never been flushed. The national 10-to-15-year figure assumes softer water than we have.

Is tankless worth it?

Sometimes. You get endless hot water and a much longer service life, but it costs more up front and it needs descaling on a schedule or scale will kill it early. Gas line size and venting also have to work. We will tell you honestly whether your house is a good candidate.

My water heater is making a rumbling noise. Is that bad?

That is sediment on the bottom of the tank boiling. It wastes gas, overheats the steel, and shortens the tank's life. A flush usually fixes it if you catch it early enough.
